8 Best Cockroach Control Services Singapore (October 2026)
My picks for cockroach control in Singapore: 8 NEA-registered companies, German vs American roach treatment, gel baiting, prices and how many visits it takes.
This guide is part of Terris Recommends, my researched, hands-on picks of the best local businesses and services in Singapore. Every recommendation is researched and ranked by me.
See all recommendationsCockroach control in Singapore tends to go wrong the same way. Someone spots a roach by the sink, sprays it, sees three more the following week, and books whoever answers the phone first. I wanted to know which companies actually do this properly, so I read the cockroach pages of every operator I could find, checked each one against NEA's register of vector control operators, and compared their methods, warranties, published prices and Google reviews. These are the eight I'd call.
This guide sits under my main guide to the best pest control services in Singapore, which covers general companies for every pest. Here I'm only looking at cockroaches, because the treatment that works on one species can make the other one worse. If you're looking for a cockroach exterminator for an HDB kitchen, a condo or a restaurant, read the next section first. It'll stop you paying for the wrong job.
Singapore homes mostly deal with two species, and they behave so differently that a good cockroach treatment starts with working out which one you have. The signs are the same for both: droppings that look like ground pepper, empty egg cases, a musty smell, and live roaches. Where you see them tells you the rest.
The German cockroach is the small one, about 1.5 cm long, light brown with two dark stripes behind its head. It lives indoors, close to warmth, food and water: cabinet hinges, the gap behind the fridge, inside the microwave, under the sink. It breeds fast. The female carries her egg case until it's about to hatch, which shields the eggs from whatever you spray, and each case holds roughly 30 to 40 young. If you're seeing them in daylight, the population is already big. This is the species behind most kitchen and F&B infestations.
The American cockroach is the big reddish-brown one, up to about 4 cm, that flies at you on a humid night. It lives outside your flat, in sewers, drains, gully traps, manholes and bin chutes, and gets in through floor traps, gaps around pipes and the rubbish chute hopper. Killing the ones in your bathroom does very little when the colony is in the drain below.
What works on German cockroaches is gel bait: small dots placed in the cracks where they hide. They eat it, crawl back to the harbourage and die there, and others feed on what they leave behind. Good operators add an insect growth regulator (IGR), which stops nymphs growing into breeding adults, and come back two to three weeks later because egg cases keep hatching after the first visit. They also rotate baits. A 2022 study presented at the International Conference on Urban Pests tested four commercial gel baits against 22 German cockroach populations collected in Singapore, and only the indoxacarb bait killed every life stage of every population. The others varied. That's why one bait used forever stops working.
What works on American cockroaches is treating where they breed and blocking the way in: residual treatment in floor traps and gully traps, covers on the floor traps, sealing gaps around pipes and, in an HDB block, getting the town council's contractor to deal with the chute.
What doesn't work is the supermarket aerosol. Most are repellent, and German cockroaches move away from them, deeper into wall voids and appliances or into the next unit. Spray near bait and they avoid the bait too. Total-release foggers do the same across a whole room. Once you've booked a company, I'd stop spraying and tell the technician what you've already used.
The treatment combines gel and granular baits at the nesting sites, residual spray in roach-prone areas and powder at entry points, with misting kept for heavy infestations before a maintenance programme starts. Traps go down afterwards so you can see the numbers falling. It holds a 4.9 Google rating across 66 reviews, a smaller pool than the bigger names here. It says its services carry a warranty but doesn't publish the terms, so get them in writing. Site visits are usually same-day, and service reports come digitally.

The process runs in four stages: inspection, targeted treatment, proofing the entry points, then monitoring and follow-ups. You get a quotation with a breakdown after the inspection rather than a flat price, and the warranty runs 90 days or more depending on the plan, covering re-inspection and follow-up trips. One thing to check. The site describes the warranty two different ways in two places, so make sure the actual term is on your quotation. It's closed on Sundays.

Rentokil also took over Killem Pest from 1 January 2026, according to both companies' announcements, so if you've used Killem before, it's the same group now. The trade-off is price. Rentokil doesn't publish cockroach prices and quotes after the survey, and for a single HDB kitchen a smaller operator will usually cost less. For a restaurant that needs monthly visits without fail, the scale earns its keep.

The toolkit covers inspection, a flush-out aerosol for harbourages, residual spray, gel bait, baiting stations and monitoring stations, plus a three-in-one treatment that combines residual spray, gel and fumigation. If the roaches come back, it promises to re-treat for free. For a home or restaurant that keeps getting reinfested, the Gold Plan is a yearly package with monthly or bi-monthly visits and a one-year pest-free guarantee. Ask how many visits the S$80 plan includes, because a German infestation usually needs a second one.

It also runs SMART, a sensor system that watches premises around the clock, and its SMART Sense unit is built to pick up moths and cockroaches. That's more than a flat needs and very handy for a central kitchen. The reason it isn't higher on my list is the rating: 4.2 on Google across 183 reviews, the lowest here. Read the recent ones, and make sure your contract spells out response times and what happens when an inspection finds roaches.

It's also honest about German cockroaches, noting that they're harder to control than other species because of pesticide resistance and how fast they breed. I like hearing that before anyone treats a kitchen. F&B clients get emergency cockroach call-outs around the clock, and homes get low-toxicity programmes. It doesn't publish prices or a warranty term, so ask about both before you sign.

For cockroaches it uses gel baiting and residual spraying at the hiding and entry points, and its site names rubbish chutes, kitchen drains and gully traps as the places infestations usually start. It lists more than five years in business, and the S$480 figure is for its general packages rather than a cockroach-only plan, so get a quote for your own flat. One free revisit is less cover than a 90-day warranty, which matters with German cockroaches.

Its cockroach menu is the most complete I found: flush-out treatment, residual and wettable powder applications, a gel baiting system, granular bait stations, monitoring stations and a follow-up session, with what it calls warranty assurance. It also lists BCA registration and bizSAFE. The catch is review volume. Its 4.8 Google rating rests on 24 reviews, far fewer than anyone else here, and the warranty terms aren't published.

These are typical ranges drawn from the prices companies publish and from listed quotes, not fixed rates. A heavy German infestation, a big landed house or a restaurant kitchen sits at the top of each band. Two companies on this list publish numbers: Pestopia's one-time Silver Plan starts from S$80, and Ironman's yearly packages start from S$480.
| Job | Typical range (S$) | What it usually includes |
|---|---|---|
| One-time gel baiting, HDB kitchen | S$80 to S$200 | Inspection, gel bait in cracks and hinges, advice |
| One-time treatment, condo or landed home | S$150 to S$350 | Kitchen, bathrooms, floor traps and drains |
| Two-visit German cockroach programme | S$180 to S$400 | Baiting, then a follow-up two to three weeks later |
| Flush-out or misting, heavy infestation | From about S$150 a session | Aerosol or misting before baiting starts |
| Yearly home package | S$400 to S$900 | Scheduled visits, re-treatment if they return |
| F&B outlet contract | Quoted after a site survey | Monthly visits and written service reports |
One thing not to pay for: the common areas of an HDB block. The bin chute, corridors and drains outside your flat are the town council's job, so report them there instead of hiring someone to fog a chute you don't own.
If you're looking to hire a cockroach exterminator in Singapore, these are the things I'd check before anyone opens a can of anything.
- NEA registration. Under NEA's rules for vector control operators, technicians and workers, only companies registered with NEA as vector control operators can be engaged for vector control work, and the staff doing it must be licensed technicians or certified workers. NEA publishes the register from that page. All eight companies above were on the list dated 30 September 2026.
- Which species they think it is. A technician who doesn't ask where you've seen them, or doesn't look under the sink and into the floor traps, is guessing. German and American cockroaches need different work.
- Bait first, spray second. For a kitchen I want gel bait in the cracks, an IGR or a clear reason not to use one, and a plan to switch baits if the first doesn't take. None of the eight sites I read names an IGR, so ask. A quote that only says "spraying" is a quote for the wrong job.
- A follow-up visit in the price. German cockroach eggs keep hatching after the first treatment. I'd ask whether the second visit is included or extra, and what the warranty covers, in writing.
- Prevention and monitoring. NEA and the Singapore Pest Management Association co-led SS 721:2025, Singapore's first national framework for professional pest management services. It applies to cockroaches and puts prevention, monitoring and targeted treatment ahead of routine spraying. A company that talks about proofing, sanitation and monitoring traps is working the way the standard describes.
- Reviews at volume. A 4.9 across 500 reviews tells me more than a 5.0 across 20, which is why every rating above has its count beside it.
I started from NEA's register of vector control operators and the companies that keep turning up when people in Singapore search for cockroach help, then read each one's cockroach page rather than just its homepage. The question I kept asking was simple. Does this company treat German and American cockroaches differently, and does it plan for a second visit? Companies whose cockroach page offered little beyond spraying didn't make it.
From there I compared Google ratings and review counts (checked on Google Maps on 27 October 2026), published warranties and prices, and whether each company handles F&B work or HDB problems like bin chutes and floor traps. My main pest control guide covers more general operators, PestClinic among them, that also treat cockroaches. Ratings move, so check them again before you book.
Cockroach pest control in Singapore typically costs S$80 to S$200 for a one-time treatment of an HDB kitchen, and S$180 to S$400 for a two-visit programme against German cockroaches. Pestopia's one-time plan starts from S$80, and yearly home packages start around S$480 at companies like Ironman Pest Control.
Restaurants pay a monthly contract quoted after a site survey. Bigger homes, heavy infestations and flush-out treatments push the price up, so ask whether the follow-up visit is included before comparing quotes.
Most German cockroach infestations in Singapore need at least two visits: one to place gel bait and treat the harbourages, and a follow-up two to three weeks later to catch nymphs from egg cases that hatched after the first. Heavy infestations, or kitchens next to infested units, can need three visits or a monthly programme.
American cockroaches coming up from the drains are a different job. The fix is treating floor traps and gully traps and blocking the way in, and it may need the town council if the source is the block's bin chute.
Cockroaches come back after spraying because most household aerosols repel German cockroaches instead of reaching the colony, so they scatter deeper into walls, appliances and neighbouring units. Egg cases survive the spray and hatch weeks later. Gel bait works better because cockroaches carry it back to the harbourage and die there.
Resistance makes it worse. In the 2022 study of 22 German cockroach populations from Singapore, bait performance varied by active ingredient, which is why the better companies rotate baits.
In HDB estates, the town council is responsible for cockroaches in common areas, bin chutes included. The Ministry of National Development said in a May 2021 written parliamentary answer that town councils maintain common property, including refuse chutes, and engage their own pest control operators to keep HDB common areas free of vectors and pests.
So report a chute or corridor problem to your town council first. Inside the flat, it's on you. When the town council fogs the chutes, close the hopper door and the windows, because roaches driven out of the chute look for the nearest way in. A private company can then treat your floor traps and kitchen.
Yes. The SFA Food Shop Licence application on GoBusiness lists a pest control contract among the documents to prepare, and SFA's Points Demerit System scores pest infestation as a serious offence worth 6 demerit points. A food shop that reaches 12 points within 12 months gets a two-week licence suspension the first time.
In practice that means a monthly servicing contract with an NEA-registered operator who leaves a written report after every visit. NEA's own guidelines on preventing rat and cockroach infestations at food establishments put the responsibility on the licensee to check the pest control work done on the premises, so read those reports rather than filing them. On this list, Anticimex, Rentokil, Aardwolf Pestkare and Pestopia all say they serve F&B.
Good cockroach control in Singapore comes down to three questions. Which species is it, where is it living, and is the company planning a second visit? Get straight answers to those and any of these eight will do a proper job. For a kitchen full of small brown roaches, I'd start with Pesticon or Pestopia. For big ones coming up the drains or the chute, Ninja Pest Control or Aardwolf Pestkare. For a restaurant, Anticimex or Rentokil.
Cockroaches rarely travel alone. Ants go after the same crumbs, so my guide to ant control in Singapore is worth a read if you see both, and rats share the same bin chutes, which my rat control guide covers. Bait works better with less grease around, so a deep clean before the first visit helps; my home cleaning services guide has the companies I rate. For every other pest, go back to my best pest control services in Singapore guide, and for other home trades, my handyman services hub.
Need a website for your pest control business? I build sites for Singapore service companies that put what buyers check first, like NEA registration, warranty terms and real reviews, right where people look, and make booking an inspection one tap.
