Before the list, the checks that matter most for a landed home. The first is structural capability. If your project touches the building, extending, raising the roof, moving structural walls, adding a floor, you need a firm that works with a BCA-licensed builder and, where the works require it, a qualified person such as an architect or professional engineer to endorse and submit the plans. How I put this list together

What is the difference between an interior designer and an architect for a landed home?
An interior designer plans and delivers the interior spaces, layout, finishes, carpentry and styling. An architect handles the building itself: the structure, envelope, extensions and the statutory submissions for anything that changes the built form. For a cosmetic or interior-led landed renovation, a capable ID firm may be enough. For addition and alteration works, raising the roof or a rebuild, you need architectural input, which is why the strongest landed firms either have architecture in-house or work hand-in-glove with an architect and engineer.
What are A&A works and do I need approval?
A&A stands for addition and alteration: works that change or extend an existing landed building, such as adding a floor, extending the footprint, reworking the roof or altering the structure. These are not the same as interior renovation, and they require proper approvals under URA planning rules and BCA requirements, with plans submitted by a qualified person.
