If you own a terrace, semi-detached or bungalow, the best landed property interior design firm for you is one that can think like an architect as well as a decorator. A landed home is a world away from a flat: multiple storeys, larger volumes, staircases, outdoor space, and very often addition and alteration works that reshape the building itself. So I focused this list on firms with genuine landed experience, cross-referencing portfolios, reviews, awards and their ability to run the structural side of a project properly.

This guide is part of my wider list of the best interior design firms in Singapore, narrowed to the nine I would trust with a landed home specifically. Landed work rewards firms that can plan across floors, handle A&A and rebuild approvals, coordinate a licensed builder, and design outdoor and double-volume spaces, not just the ones with pretty condo portfolios.

A quick word on the ranking. I led with firms that specialise in landed homes or bring a strong architectural capability, because that is what separates a smooth landed project from an expensive mess. Read the notes more than the numbers, because the right firm depends on whether you are refreshing interiors, doing major A&A, or rebuilding. Here are the nine I would recommend.

01

How to choose a landed property interior design firm in Singapore

Before the list, the checks that matter most for a landed home. The first is structural capability. If your project touches the building, extending, raising the roof, moving structural walls, adding a floor, you need a firm that works with a BCA-licensed builder and, where the works require it, a qualified person such as an architect or professional engineer to endorse and submit the plans. A designer who only does flat interiors can be genuinely out of their depth here.

The second is approvals. Landed additions and alterations, and any rebuild, must comply with the planning rules set by the Urban Redevelopment Authority (URA), alongside BCA and other agency requirements. Ask a prospective firm how they handle submissions and which consultants they work with, because on a landed project that process is a big part of the job.

After that, judge them on landed portfolio fit. Look for recent projects of a similar type, terrace, semi-detached or detached, and similar scope, since a firm strong on cosmetic interiors may have never run a full A&A. Look for multi-storey and outdoor design in their work, from staircases and double-volume spaces to gardens and facades. And look for the ability to project-manage a longer, more complex build without losing control of cost and timeline. This is a shortlist to interview closely, matched to how far you are changing the house.

1. Hoft

Hoft is one of the few firms that treats landed homes as its main event rather than a premium add-on. It runs a dedicated landed practice covering terrace, semi-detached and bungalow properties, and lists additions and alterations, expanding floor area, reworking the roof and structure, as a core service, with integrated planning of mechanical, electrical, plumbing and lighting across multiple levels.

The reviews are excellent and the recent SuperTrust recognition confirms the reputation holds up. Based in a landed enclave off Sixth Avenue, it clearly knows the market it serves. For a homeowner who wants a landed specialist that can handle both the design and the structural reworking, Hoft is my top shout.

Location: 6A Sixth Avenue
Reviews: 4.91 on Qanvast (90+ reviews), Qanvast SuperTrust 2023 to 2026
Best known for: A dedicated landed practice covering A&A across terrace, semi-D and bungalow

Next: 2. Inspired Homes

2. Inspired Homes

Inspired Homes is as landed-focused as it gets: it states plainly that it takes on landed projects only, and it runs the whole chain in-house, from A&A works right through to full reconstruction and rebuild, handling approvals, demolition, construction and interior design under one roof. For an owner planning serious structural change or a rebuild, that single-point accountability is a real advantage.

It describes itself as a BCA-approved builder and has been building homes since 2012, so the construction capability is genuine rather than outsourced. It keeps a lower public review profile than the Qanvast-heavy firms, so I would ask to visit completed projects, but if your landed plan is a major A&A or a rebuild, Inspired Homes is built precisely for that.

3. akiHAUS

akiHAUS brings an architectural mind to landed interiors, which on a multi-storey house is exactly what you want. Led by a design director with an architecture background, it designs interiors that respond to the building's structure rather than just dressing it, and its landed portfolio has earned real recognition, including an international best-landed-house finalist nod and a Gold at the Singapore Interior Design Awards.

This is a boutique studio, so you get a considered, high-craft approach rather than a high-volume conveyor belt. It is SIDAC-accredited. For a landed owner who cares about design integrity and wants a firm that understands architecture as well as interiors, akiHAUS is a standout choice.

4. D'Perception Ritz

D'Perception Ritz is an interior design and architecture practice, which makes it well suited to landed homes where the two disciplines have to work together. Operating since 2007, it explicitly covers bungalows, semi-detached, terrace and cluster homes, and its award shelf, including a Luxury Lifestyle Award and international recognition, reflects a firm that plays comfortably at the high end.

The combined ID-and-architecture capability means it can take a landed project from spatial planning through to a refined, material-rich interior. For an owner who wants a design-led, upmarket landed renovation from a practice that thinks architecturally, D'Perception Ritz is a strong pick.

Next: 5. MET Interior

5. MET Interior

MET Interior is comfortable across floors and outdoor space, and it publishes genuinely useful homeowner guides on planning a landed renovation and navigating A&A works, which tells me it engages seriously with the landed side rather than treating it as an occasional job. It works across resale, condo and landed, so it can bring cross-property experience to a landed brief.

It has the cleanest verified accreditation of the mid-list firms here, HDB-registered and CaseTrust-RCMA accredited, and a Qanvast SuperTrust run since 2022. For a landed owner who wants a versatile, well-accredited firm for an interior-led renovation rather than a full rebuild, MET is a reliable, budget-aware option.

6. Space Atelier

Space Atelier has a solid landed portfolio alongside its strong condo and commercial work, including featured landed renovations, and it brings a clean, modern-luxury sensibility with showroom-quality finishes. Founded in 2014, it has been recognised for customer service and holds a long Qanvast SuperTrust run, which usually means fewer headaches during a longer landed build.

The breadth is useful: a firm that handles landed, condo and commercial can bring wider problem-solving to a multi-storey home. For a landed owner who wants a polished, contemporary interior from a well-reviewed, versatile firm, Space Atelier is a dependable choice.

7. Starry Homestead

Starry Homestead extends its award-winning residential range to landed homes, backed by nine straight Qanvast SuperTrust awards, which is close to a decade of sustained five-star feedback. Its in-house custom carpentry and warm, textured styles translate well to the larger canvas a landed home offers.

It is HDB-licensed, BCA registered and CaseTrust-RCMA accredited, so the contract and accreditation side is properly covered. For an interior-focused landed renovation, as opposed to a heavy structural rebuild, from a firm with a long, consistent track record, Starry is a strong, bankable option.

Next: 8. MOSH Interior

8. MOSH Interior

MOSH Interior is a boutique firm positioned on luxury residential, covering condominiums and landed homes including bungalows, terrace and private houses. Its approach is bespoke and per-blueprint, which suits landed properties where every home is different and a templated package rarely fits.

As a smaller studio it keeps a lower public review profile, so I would ask to see recent landed work of a similar type and confirm how it handles the structural and approvals side. But for an owner who wants a bespoke, design-forward landed interior with close personal attention, MOSH is worth a conversation.

9. Metamorph Design

Metamorph Design is a veteran, in business since 2003, with a long list of landed projects including bungalows and terrace houses, and experience that extends beyond the interior to pools and gardens, which is exactly the kind of whole-property thinking a landed home benefits from. Its in-house interior and architecture design plus construction capability means it can handle the finishes as well as the structure.

It held Qanvast SuperTrust recognition in earlier years and has the longevity that reassures on a complex project. For a landed owner who values a long track record and a firm comfortable with the outdoor and structural dimensions of a house, Metamorph is a solid, experienced pick.

How much does it cost to renovate a landed house in Singapore?

Landed costs span an enormous range, because the scope does. A cosmetic interior refresh is one thing, a full addition-and-alteration another, and a knock-down rebuild something else entirely. Here are the ballpark ranges I would budget for in 2026, excluding furniture, appliances and professional fees for consultants.

Scope of workTypical cost
Interior renovation (cosmetic to mid)S$150,000 to S$350,000
Major addition and alteration (A&A)S$300,000 to S$800,000
Semi-detached or detached full renovationS$400,000 to S$1,000,000+
Knock-down rebuild (reconstruction)S$1,000,000+

On top of the build cost, structural and A&A projects carry professional fees for the architect, engineer and other consultants, plus submission and approval timelines. The gap between a light interior job and a rebuild is the single biggest reason to be clear about scope before you compare quotes.

How I put this list together

No firm paid to be on this list. I favoured firms with genuine landed portfolios, the ability to run A&A and structural works properly, and, where verifiable, strong reviews and accreditation. Landed firms are often boutique or project-based, so where a public rating did not exist I said so rather than inventing one. Details were accurate when I wrote this but they move, so confirm the current picture, and the firm's builder and consultant arrangements, directly before you engage anyone. I update the list when my view changes.

14

What is the difference between an interior designer and an architect for a landed home?

An interior designer plans and delivers the interior spaces, layout, finishes, carpentry and styling. An architect handles the building itself: the structure, envelope, extensions and the statutory submissions for anything that changes the built form. For a cosmetic or interior-led landed renovation, a capable ID firm may be enough. For addition and alteration works, raising the roof or a rebuild, you need architectural input, which is why the strongest landed firms either have architecture in-house or work hand-in-glove with an architect and engineer.

Next: What are A&A works and do I need approval?
15

What are A&A works and do I need approval?

A&A stands for addition and alteration: works that change or extend an existing landed building, such as adding a floor, extending the footprint, reworking the roof or altering the structure. These are not the same as interior renovation, and they require proper approvals under URA planning rules and BCA requirements, with plans submitted by a qualified person. If your project touches the building rather than just the interior, budget for the consultant fees and approval timelines, and use a firm that runs this process regularly.

Next: Do I need a BCA-licensed builder for a landed renovation?
16

Do I need a BCA-licensed builder for a landed renovation?

For structural works and larger A&A or rebuild projects, yes, the construction should be carried out by an appropriately BCA-licensed builder. A purely cosmetic interior refresh may not require it, but the moment you are altering structure, extending or rebuilding, the builder's licensing and the involvement of a qualified person become important both for safety and for approvals. Ask any prospective firm exactly who will hold the builder responsibility on your project.

Next: How long does a landed renovation take?
17

How long does a landed renovation take?

Far longer than a flat. A straightforward interior renovation might run a few months, but a major A&A can take the better part of a year or more once you include design, consultant submissions, approvals and construction. A full rebuild is a multi-year commitment. The approvals stage alone can add months before any building starts, so plan on a realistic overall timeline and treat any promise of a very quick landed turnaround with caution.

The bottom line

The best landed property interior design firm is the one whose capability matches your scope. For a serious A&A or rebuild I would start with Hoft or Inspired Homes. For architecture-led, design-forward interiors look at akiHAUS or D'Perception Ritz, and for a versatile, accredited interior renovation MET Interior or Space Atelier. Whichever you pick, confirm how they handle the structural side, who the BCA-licensed builder and qualified person will be, and get a clear, itemised scope before you commit.

This is one of my property-specific guides. For the full shortlist across HDB, condo and landed, see my main list of the best interior design firms in Singapore. And if you run an interior design firm yourself, a website that shows your portfolio as well as your work deserves does a lot of the quiet selling for you. Editorial note: This guide reflects my own independent research and opinion. Firm details, accreditations and indicative prices were accurate at the time of writing (July 2026) but can change, so confirm scope, licensing and pricing directly with each firm before you engage them.
